Why Troutdale Oregon is Prime for Development
Troutdale is the largest city in the Columbia Gorge region. Often referred to as the Gateway to the Gorge, Troutdale is the last stop for services such as gas and groceries before heading off for a day or week of adventure. This makes it the ideal location for a mixed-use development that would serve tourists in addition to local residents. A hotel, restaurants, and long-term housing are in particular demand.
Troutdale’s Location is Everything
Troutdale is the nexus of urban and nature. It lies just off I-84 on the eastern edge of the Portland metropolitan area near the confluence of the Sandy and Columbia rivers. Just 20 minutes from downtown Portland, 15 minutes from Portland International Airport and 15 minutes from the world-famous Multnomah Falls, Troutdale is the connection between a network of thriving cities and the world-class outdoor recreation areas of the Columbia River Gorge and Mount Hood. With everything from a quaint, historic downtown to parks that draw thousands of visitors annually, Troutdale is the perfect place to launch ventures of all types.
More than 4 million people visit the Columbia River Gorge annually. Most will stop in or pass through Troutdale. The growth of the Gorge region has been so incredible that visitors need a reservation to visit Multnomah Falls or drive the Historic Columbia River Highway. This growth is creating further opportunities in the hospitality sector. An innovative developer who builds lodging and amenities, and is willing to collaborate with tourism management partners on offerings such as shuttle services and visitor information, will find their accommodations in high demand.
The Confluence at Troutdale
The Confluence at Troutdale represents a unique opportunity to build an entirely new riverfront district from the ground up at the gateway to the Columbia River Gorge. Owned by the City of Troutdale’s Urban Renewal Agency, The Confluence site is a 15.89-acre parcel strategically situated next to historic Downtown Troutdale. The site is perched on the banks of the Sandy River, looking out toward the Columbia Gorge and Broughton Bluff, within easy walking distance of Downtown. The site is highly visible from I-84, and its iconic 125-foot water tower rises above Downtown, set against the backdrop of the Cascade foothills. The Confluence is a prime opportunity to link urban and natural amenities.
The city is looking to enter into a public-private partnership with a visionary developer interested in turning The Confluence at Troutdale into a landmark development for the Gorge region. After a careful selection process, the the City of Troutdale's Urban Renewal Agency designated Capstone Partners as the primary developer for an exclusive negotiating agreement over development of the property. Capstone's concept for The Confluence features a park plaza along the riverfront with hotels, multiple housing options, commercial spaces and industrial spaces mixed into the site.
